As you carefully plan the sale of your home, we suggest you consider the following:

Is selling your home a necessity due to transfer or other circumstances?

If so, realize that this is a Buyer's Market here in SE Michigan, regardless what the media is saying about the economic recovery throughout the United States.

When selecting a Realtor®, interview at least three.  While the temptation may be to use a friend or relative, we suggest avoiding that temptation.

Why?  This is a very competitive market now and it requires some tough decisions.  Pricing your home correctly could be a stressful situation.  It requires a real estate professional who is willing to tell you the truth and not necessarily "what you want to hear..."  This can put a great deal of strain on any friendship or family relationship.

When developing a strategy to sell your home, you should take into account these statistics from the Michigan Association of Realtors:

The State of Michigan is in its fifth straight year of deficit spending.
Michigan's unemployment rate is the highest in the nation at over 7% and tied with Alaska, a seasonal employment economy.
There is 25% more housing inventory in the market today than at any previous period.
The most recent population statistics show that over 78,000 people have left the state of Michigan. 
It's necessary to create 1.6 new jobs to sell one home.

These are simply the facts.  They can be verified thorough your State Legislator's office.  The positive side of this coin is that if you are purchasing another or a new home, the same conditions will benefit you as a buyer.

Our advice is simple.  Avoid engaging in fantasy or unrealistic expectations.  Don't rely on a refinancing appraisal done in the last two years.  Those appraisals may not reflect current market conditions.  Be prepared to make improvements in your home that make it attractive and competitive.  Other sellers have learned this strategy and they are helping their homes to show at "model" quality.  Take advantage of your Realtor® advice to stage your home.  Remove unnecessary clutter, remove wall decorations that may distract buyers, position furniture in a way that maximizes the size and use of rooms and always be prepared for showings.
